LAYOUT AND STANDARD:
The 81 m2 flat consists of:
* open living space with living room, kitchenette and dining area,
* bedroom with open wardrobe area,
* bathroom equipped with bathtub and shower,
* entrance hall.
The interior was finished to the private needs of the current owner, which is reflected in the quality of the finishing materials used. The base of the interior, simple and minimalist in form, is made up of natural materials: mainly wood, stone and natural quartz plaster.
The flooring throughout the flat is wooden. To a large extent it is oak parquet (French fir) and in the bathroom itself, exotic wood is used. We can also find marble in the bathroom (Carrara on the bathtub surround, and Pietra Grey in the shower and on the washbasin countertop).
Marble can also be found in the living room – as the top of the round dining table. The table, in turn, has a touch of Italy, in this Parisian-influenced interior, as all the chairs come from green Italy (two of them are walnut – those with pink silk upholstery, and the other two are the famous Harry Bertoia). Italy can also be found in the bedroom, where there is artisanal, Biedermeier furniture by Selva. Of the same origin is the desk and chair in the office corner in the living room. To top it all off, in the living room we have: a sofa of Polish origin (albeit in Italian leather), a coffee table made of Polish bent glass and an element of the East in the form of a 30-year-old wool Bokhara carpet from Pakistan.
ASSETS WORTH NOTING:
* Incredible quietness due to its location in the third building line.
* Parking space in underground garage included in the price.
* Refined interior, sold with most equipment.
* Location rich in all kinds of amenities
ABOUT THE BUILDING:
Jagiellońska 32 is one of the most beautiful historic townhouses along Jagiellońska Street, located in Warsaw’s Praga Północ (in the area known as Stara Praga). Renovated and modernised in 2014-2015, it has regained its former splendour and elegance while retaining its history. The developer has taken care to preserve the original elements or replicate them, which can already be seen at the entrance to the building, as we are greeted by a restored, richly decorated original metal gate.
The original three-storey townhouse was built between 1904 and 1905 for Jan and Adela Stern. Just before the outbreak of war it was owned by Wladyslaw Trenkner, a well-known charcuterie entrepreneur in Warsaw at the time, and in 1945 it became the property of the city under a Bierut decree.
After a major renovation of the building, which was carried out under the control of the conservation officer, 40 charming flats and 2 commercial premises were created.
LOCATION:
Jagiellońska Street is a kind of connector, a border, between that part of Old Praga, which has been undergoing a complete metamorphosis for several years now, changing into modern and infrastructurally developed residential areas (we are talking about the buildings being erected along Kłopotowskiego, Sierakowskiego, Okrzei), and the one that still retains its original local character and atmosphere (Targowa, Białostocka or Ząbkowska streets).
The location of the tenement house at Jagiellońska 32 is extremely convenient and it is difficult to enumerate all its assets. However, it is worth noting that within walking distance, there is a transport hub in the form of Dworzec Wileńska, a station of the second metro line, as well as bus and tram stops. Praski Park is literally across the street and along Jagiellońska Street you can get almost everything you need on a daily basis: there are bakeries, cafes and other service points. A few buildings away is the Baj Theatre and, looking for other places with culture and art, it is worth going to the very centre by crossing the recently opened pedestrian and bicycle bridge leading over the Vistula.
ADDITIONAL INFORMATION:
* Premises sold as a package with a parking space in the underground garage located in the building opposite.
* Most of the movable furniture remains in the premises.
* The administrative rent (for the apartment and the parking space) is a total of about 1100 PLN per month.
* There is no lift in the staircase, but it is technically possible to build one and the community is taking steps to implement the project.
