The property is covered by a Local Development Plan (LDP), with zoning for construction and tourism services. The permitted building parameters include:
Maximum of 3 stories.
Maximum building height of 14 meters with flat or sloped roofs.
Legal possibility of creating beaches, marinas, and piers along the shoreline.
The Borne Sulinowo Municipality is currently revising the LDP, opening up the possibility of amending the project. A request for residential zoning has already been submitted, which would allow for the construction of a residential estate of detached houses, for which a ready construction project is available.

PROJECT INFORMATION:
The building permit issued for parcel 199/1, along with the construction project, provides for a hotel with a total floor area of 1,726 m², including a spa area, swimming pool, reception, and conference room, meeting the standards for a **** hotel certification.
According to the current LDP, building coverage may not exceed 20% of a plot’s area, with a maximum of 700 m² for each designated building plot.
The current permit allows for a building coverage of 500 m² on parcel 199/1 (owned by the seller). If the permit is transferred to any selected plot, the coverage limit would increase to 700 m², expanding the building’s total area.
Each plot allows for obtaining separate construction permits for additional buildings. The total area of all plots is 31 ha, including 30,000 m² of beach area and 700 meters of lake shoreline. Tree clearing has already been carried out, so current images on Google Maps and Geoportal are outdated. The lake has first-class water quality and no quiet zone restrictions. Access to the property is via an asphalt road (EU-funded investment), transitioning to a concrete road.
LOCATION:
The land is located approximately 100 km from Kołobrzeg and Mielno, 180 km from Szczecin, and 200 km from Gdańsk. Lake Pile is the largest body of water in the Szczecinek Lake District. It is situated in the southern part of Szczecinek County and is surrounded by several towns, including Borne Sulinowo and the villages of Piława, Dąbrowica, and Silnowo.
The lake features a highly varied shoreline and diverse underwater topography. It is surrounded predominantly by forested areas and is fed from the west by the Piława River, which originates in Lake Komorze.
