The village of Likiec is located in the Kuyavian-Pomeranian Voivodeship, in Lipno County, in the municipality of Skępe. It is a village with charming surroundings of forests and lakes, offering excellent investment opportunities for those interested in buying land in the region.

LAKE INFORMATION:
Lake Likieckie is a natural lake characterized by its pristine beauty. It boasts a diverse range of fish species, including golden carp, silver carp, pike, roach, zander, and tench. This enchanting lake has never been artificially stocked with fish, but its potential for transformation into a fish farm is remarkable. The abundance of aquatic vegetation and Tołpyga fish makes it an ideal habitat for breeding Amur carp.
While Lake Likieckie falls into the category of shallow lakes, its unique feature of natural springs prevents any risk of fish suffocation due to low oxygen levels. With an average depth of approximately 1 meter and some of the deepest areas reaching 1.80 meters, the lake bed is covered by a layer of volatile mud, which can vary in thickness from a few to several meters. In the past, attempts were made to drive 7-meter-long poles into the mud for the purpose of anchoring nets, but they effortlessly sank into the buttery mire.
Due to the absence of regular water quality monitoring in recent years, the lake’s purity remains unassessed. Nevertheless, the lake remains untainted by chemical substances or municipal sewage, as it is surrounded by extensive forests within several kilometers. The only waste that finds its way into the water consists of organic debris from fallen leaves.
Lake Likieckie offers an array of recreational activities, including various water sports and motorboat rides, as it is not subject to any “Silent Zone” restrictions and does not fall within the “NATURA 2000” area. Moreover, it lacks any protective conservation plans, making it a blank canvas for potential clearing of reed beds and dredging to deepen the lake by removing the decomposed plant matter. In terms of “Water Law,” this lake is considered a permanent body of water, as confirmed by a legally binding court ruling. As a result, it is not subject to oversight by Polish Water Authorities. Essentially, one can treat it as their own private pond, although any alterations affecting the water regime that could have adverse effects on adjacent properties are prohibited. It is, perhaps, one of the few sizable lakes in Poland that remains free from any restrictive regulations, allowing for construction on adjacent lands in accordance with the prevailing building conditions.
Lake Likieckie is conveniently situated at a distance of 1.5 km from the Skępe-Rogowo road, accessible via a public dirt road. Similarly, it is 2.8 km away from the Wólka-Likiec road, with access also available via a public dirt road. A public municipal road runs along the lake, passing through parcels 5/2 and 6.
A medium-voltage power line runs across parcel 5/2 along the lake, although it is currently inactive. At its endpoint, a transformer was dismantled, but its reinstallation would suffice to restore functionality. The active transformer for this power line is located 210 meters away from parcel 5/2, in the nearest point on the southeastern shore of the lake. Similarly, a low-voltage power line is situated at approximately the same distance.
On the opposite side of the lake, around 500 meters away, there is a fixed telephone line connection. The water supply line is located roughly 210 meters from parcel 5/2, in the nearest point on the southeastern shore of the lake. However, there is no gas connection in close proximity.
The surrounding area boasts approximately 14 hectares of forested land, with over half of it comprising 76-year-old forests. Additionally, there is one hectare of forests exceeding 100 years in age and approximately 0.30 hectares of 40-year-old
