The premium real estate sector in Poznań is seeing rising asking prices, which in selected locations reach approximately PLN 22,000 per square meter. For comparison, the average price of apartments in the capital of Greater Poland (Wielkopolska) at the end of 2025 was approximately PLN 13,000 per square meter, meaning that prices in the premium segment are nearly 70% higher than the average level in the residential market.
How much does a premium apartment cost per square meter in Poznań?
According to data from the National Bank of Poland, in the fourth quarter of 2025, the average price per square meter on the primary market was approximately PLN 13,000 in Poznań and approximately PLN 17,000 in Warsaw (analysing transaction prices). SonarHome data indicates that in June 2026, the median transaction price in Poznań was approximately PLN 11,000 per square meter. At the same time, premium prices in the capital of Greater Poland (woj. Wielkopolskie) reach approximately PLN 22,000 per square meter, approaching levels observed in major Polish metropolies such as Warsaw and Kraków. Analyses indicate that the premium and high-end segments in Poznań constitute approximately 8-9% of the total housing stock.

Just a few years ago, the Poznań real estate market was primarily local. Now, it is increasingly attracting investors from outside the region, including Warsaw and other major cities. Our data shows that the number of inquiries about premium properties from clients outside Greater Poland has increased over the past 12 months.
Poznań is attracting a growing number of buyers from Warsaw. For many, the city is becoming an investment alternative to the capital. Interested buyers recognize the market’s potential and lower prices than in Warsaw. Local buyers, in turn, are increasingly choosing luxury properties, viewing them as a form of capital security.

In what parts of Poznań can we find premium properties?
Sołacz, Jeżyce, Stary Grunwald, and the very center of Poznań are the most popular among premium buyers. Buyers are looking not only for a good location but also for access to green spaces and a cozy environment. This is one reason why locations along the Warta River and the villa districts of the capital of Greater Poland are also very popular. At the same time, demand for residences and houses in towns near Poznań, such as Chyby, Puszczykowo, and Baranowo, remains high.
Properties sold by Partners International’s Poznań team last year included an apartment in the City Park complex worth PLN 5.75 million and a residence in Chyby valued at approximately PLN 6 million. In our first year of operations in Poznań, our Greater Poland office completed 50 transactions.
