1.Buildings may be constructed as close as 1.5 m from the plot boundaries.
2. Only detached (single-family) residential buildings are permitted.
3. At least 40% of the plot area must remain biologically active (green space).
4.The maximum building footprint may not exceed 25% of the plot area.
5. The minimum floor area ratio (FAR) is 0.0.
6. The maximum floor area ratio (FAR) is 0.9.
7. Maximum building heights:
a) Residential buildings: up to 9.0 m.
b) Detached garages and utility buildings: up to 6.0 m.
c) Detached, attached, or rooftop structures that are not buildings: up to 15.0 m.
8. A maximum of two above-ground storeys is permitted. Basements are allowed.
9. Main roofs (covering at least 70% of the total roof area) must be:
a) Steep gable roofs with a pitch between 35° and 45°.
Secondary roofs may have any shape or pitch.
Main roofs must be finished with ceramic roof tiles, metal roof tiles, or sheet metal.
Ceramic and metal roof tiles must be in natural matte colours such as red, brown, or graphite.
Flat roofing materials and sheet metal roofing must be in grey or black shades.
Roof windows and dormers are permitted.
Dormers and roof projections may occupy up to 30% of the roof slope area.
Existing buildings may retain different roof pitches.
Exterior façades must be finished with plaster, brick, stone, timber, or façade cladding. Vinyl siding is not permitted.
