Partners International Visits Batumi to Experience Ambassadori Island First-Hand

Between 20 and 23 July 2026, Partners International managers visited Batumi to experience Ambassadori Island Batumi first-hand – one of the most ambitious urban development projects currently taking shape on the Black Sea coast. The three-day visit provided an opportunity to see the development during its construction phase, meet with project representatives and explore Batumi and the Adjara region from the perspective of the emerging premium real estate market.

At the invitation of Exclusive Poland and Ambassadori Island Batumi, eight Partners International managers representing Poznań, Wrocław, Gdynia, Gdańsk, Sopot, Kraków and Warsaw travelled to Georgia, accompanied by the Business Development & Marketing Specialist and Head of Sales.

The visit had a clear purpose: to experience the project not through a presentation, but in the place where it is actually being built. When it comes to premium international real estate, this distinction matters. Photographs, floor plans and investment materials provide an understanding of the key parameters. Only an on-site visit, however, can truly reveal the scale of the development, its surroundings and the character of the location.

For the Partners International team, above all, it was an opportunity to see the project first-hand and experience Batumi from the perspective of advisors who will later discuss this market with their clients. Visiting the construction site, speaking with representatives of the investor and spending time in the city itself made it possible to look at Ambassadori Island not only through plans and visualisations, but also through the reality of the place where the project is taking shape.

Batumi from the Perspective of the Premium Real Estate Market

Batumi has been transforming its urban landscape for several years. New residential, hotel and commercial developments are emerging along the Black Sea coast, while the city continues to strengthen its position as a major tourism and business hub in Adjara. The developer behind Ambassadori Island Batumi describes the project as part of the region’s broader development and a future hub for tourism and economic activity.

It is within this context that Ambassadori Island Batumi should be viewed. Rather than a single residential building, it is a much larger concept for the development of the Black Sea waterfront. According to information provided by the developer, the project covers 84 hectares and includes two artificial peninsulas and an artificial island. The first 26-hectare phase has already been completed and opened for use.

For the Partners International team, this was an opportunity to see the development at a stage when its successive elements are beginning to take tangible shape.

The Ambassadori Island Batumi Project

Ambassadori Island Batumi is being developed as a multifunctional complex combining residential spaces with hospitality, services, leisure facilities and recreational areas.

One of the project’s key elements is its first high-rise tower. The building is planned to have 58 floors and will combine residential apartments with commercial spaces and amenities characteristic of contemporary mixed-use developments. The plans include studios and one- and two-bedroom apartments, coworking and commercial spaces, restaurants, breakfast areas, wellness and leisure facilities, as well as a rooftop helipad.

The current official offering includes three main apartment types. Studios range from 37.10 to 44.95 m², one-bedroom apartments from 53.45 to 72.55 m², while two-bedroom apartments offer approximately 108–109 m² of space.

It is precisely these details that make Ambassadori Island more than just another apartment development in Batumi. The project has been conceived as an entirely new part of the city, with its own infrastructure and a clearly defined economic and tourism function.

The Best Way to Evaluate a Development Is to See It First-Hand

One of the most important parts of the trip was a visit to the Ambassadori Island Batumi construction site.

For the Partners International team, it was an opportunity to compare the plans presented during the project presentations with the actual progress on site. This is particularly important for developments delivered in phases. The scale of the project, the pace of construction and the way the space is being developed are much easier to assess when experienced first-hand.

Official updates on the development show that the project has already entered its next stage. In June 2026, the investor announced the start of the next phase of construction of the first tower. It is set to become the first major building on the island, combining residential, hospitality, leisure and commercial functions.

For real estate advisors, visiting a project like this in person is about much more than participating in a partner programme. It is an opportunity to form their own observations and gain first-hand knowledge, enabling them to discuss the project with clients on a far more informed and specific level.

The Island, the City and the Sea

Ambassadori Island is not a project that exists in isolation from Batumi. Its potential needs to be considered in the context of the city’s wider development.

Its location on the Black Sea is one of Batumi’s most obvious advantages, but during the trip the Partners International team also had an opportunity to experience the city from a different perspective – from the water. A yacht cruise offered a view of the coastline, the cityscape and the island project from a perspective that simply cannot be experienced from the streets.

This experience clearly demonstrates why, when it comes to waterfront real estate, distance from the beach is only one aspect of location. The view, connection with the water, access to infrastructure, the character of the surroundings and the way the city is developing around the property are equally important.

The programme also included a visit to the Botanical Garden and a trip to the mountainous part of Adjara. This provided an opportunity to experience the region beyond Batumi itself – its landscape, cuisine and local culture.

From a second-home perspective, this wider context matters. Buyers are not simply purchasing square metres. They are also buying access to a particular lifestyle: the sea, restaurants, nature, urban infrastructure and opportunities to enjoy the destination beyond the main tourist season.

Smart City and Sustainable Development

One of the more interesting aspects of the Ambassadori Island concept is the way the developer envisions the future functioning of the entire area.

The project is based on principles of sustainable urban planning. Its official concept includes environmentally friendly transport, energy-efficient buildings, green areas supporting local biodiversity and solutions designed to combine infrastructure development with the protection of the natural landscape.

The developer also describes Ambassadori Island as a project developed in line with the smart city concept. In practice, this means designing not only individual buildings, but an entire urban environment – from transport and public spaces to the way infrastructure is used.

This approach reflects a broader transformation taking place in the premium real estate market. Contemporary residential developments increasingly compete on much more than the size of an apartment. The value of an address is also determined by what exists beyond its front door.

In the case of Ambassadori Island, the ambition is to create precisely this kind of complete environment: a place to live, work, relax, access services and spend time by the sea.

How Does First-Hand Market Knowledge Benefit the Client?

Buying property abroad requires a different level of preparation than choosing a home on the local market. It involves not only the property itself, but also an understanding of the location, developer, project, purchasing process and local market conditions.

This is why direct contact with the market matters at Partners International.

The trip to Batumi gave the team an opportunity to see Ambassadori Island while it is being developed, meet project representatives and get to know the people involved in its development. At the same time, the managers were able to assess the investment in the context of the entire city and region, rather than solely through materials relating to a particular apartment.

This makes a tangible difference in subsequent conversations with clients. An advisor can explain not only what is included in the offer, but also what the location they have personally visited is actually like, what they observed on the construction site and which questions are worth asking before making a decision.

Direct Relationships with Partners Matter

Another important aspect of the trip was the opportunity to meet representatives of Ambassadori Island Batumi and Exclusive Poland.

Cooperation in international real estate is not based solely on access to properties. Relationships, the flow of information and direct contact with the people responsible for a project are equally important.

For Partners International, this means gaining a deeper understanding of the development while also exchanging knowledge and experience with partners operating in the Georgian market. Networking meetings were therefore a natural extension of the construction site visit.

For clients interested in international real estate, this kind of network can be particularly valuable. The role of an advisor is not to pretend that every part of the process can be handled independently. The real value lies in knowing who to involve at each stage and who to turn to for reliable local expertise.

Ambassadori Island in the Partners International Selection

Ambassadori Island Batumi is a project whose scale requires a broader perspective than simply evaluating an individual apartment. With 84 hectares of planned development, multiple phases, a mixed-use concept and a location directly on the Black Sea, its success will depend not only on the quality of the buildings themselves, but also on how the entire project and its surroundings function in the years ahead.

Not every international development automatically becomes part of the Partners International selection. The market is far broader than the list of addresses ultimately worth presenting to a client. Our role is to navigate that market, gather information, ask the right questions and only then recommend specific opportunities.

First, we get to know the place. Then the project. Only then do we discuss a specific property.

Experiencing Batumi First-Hand

Three days in Georgia brought together several different perspectives. There was a focused visit to the construction site, meetings with the developer and partners, as well as time to experience Batumi from the sea, visit the Botanical Garden and explore the mountainous part of Adjara.

This made it possible to see Ambassadori Island not simply as a residential development, but as part of a much broader transformation taking place in Batumi.

For the Partners International team, above all, it was a trip focused on gaining first-hand knowledge of the location, the people behind the project, its scale and its surroundings – knowledge that can later be applied in conversations with clients considering the purchase of premium property in Georgia.

These are precisely the kinds of experiences that create value in international real estate advisory. It is not about knowing every property on the market. It is about knowing which addresses deserve attention – and why.
