The third quarter of 2026 brought several noteworthy observations to the Polish real estate market – ranging from intensifying competition within the developer sector to signs that rental rates are beginning to align more closely with market realities. For Partners International, despite the summer holiday season, this period was marked by intensive work, development, and growth.
A quarterly review serves as an excellent opportunity for us to strengthen relationships with our partners and engage in internal discussions. Consequently, for our quarterly summary, held at our headquarters on Wiejska Street, we once again welcomed a team of experts from Otodom, led by Katarzyna Kuniewicz, who provided an overview of the real estate market’s status in the third quarter of 2026. The event also included a review of the performance of individual teams at Partners International.
What was the state of the real estate market in the third quarter of 2026? Insights from the Otodom report
The quarterly review began with a presentation by Katarzyna Kuniewicz, who offered a comprehensive picture of the real estate market.
The presentation highlighted the strong competition within the primary (new-build) market. With an ever-expanding range of offerings, developers are keen to close out the year with robust sales, and the market is beginning to respond; Otodom has observed a clear increase in apartment reservations in the primary sector during third quarter of 2026.
Attention was also drawn to the average time required to complete a sale. When this duration falls between 4 and 5 months, the market is considered liquid and operating at its optimum. Conversely, if the time required to finalize a sale extends beyond this, the market shifts in favor of the buyer. At the same time, the nationwide rental market, across its seven major hubs, is seeing an upward trend in the number of available listings. Simultaneously, rental rates are becoming more realistic; the market is stabilizing, and the impact of inflation is leading to the first downward adjustments in rent prices.
What is the state of the primary real estate market in Poland’s largest metropolitan areas?
The price increase observed in Warsaw during the third quarter was driven primarily by the introduction of a larger number of luxury and premium-segment properties. There is also a significant price gap between the Polish capital and its surrounding municipalities – a difference reaching as much as several hundred thousand zlotys. This confirms the tangible value of location, which serves as the primary factor shaping prices.
In the Tri-City area, the real estate market remains the most stable. Interestingly, the market in Gdańsk is currently three times larger than that of Gdynia.
Poznań is experiencing a steady rise in prices. Meanwhile, in Kraków, September saw several high-value transactions, which significantly influenced the reported transaction prices.
It is also worth noting the dynamics of the secondary market, which flexibly adjusts to the price levels established in the primary market, a trend observed nationwide.
The primary hubs for the luxury and premium real estate market are Warsaw, the Tri-City, and Kraków.
