Port Praski: The New Heart of Warsaw on the Right Bank of the Vistula
In the landscape of modern Warsaw, there are places that are not created as single developments, but as thoughtfully designed, multi-phase urban structures. One such project is Port Praski – a development that in recent years has been consistently redefining the right bank of the Vistula and restoring its status as one of the most desirable addresses in the city. Port Praski is not just about luxury apartments. It is a cohesive urban concept – a masterplan aimed at creating a self-sufficient, multifunctional district. Within it, residential buildings, offices, and vibrant public spaces are being developed: squares, boulevards, and a planned marina. It is a project that should be understood as a whole first, and only secondly as a collection of individual addresses.
Location of Port Praski
The Port Praski area is located in непосредnim proximity to Warsaw’s city center, on the Praga side of the river, in the Praga Północ district (Old Praga). For decades, this location remained underinvested despite its strategic position. Today, it is becoming one of the most compelling examples of urban revitalization in Poland. Proximity to the city center, views of the skyline, access to riverside areas, and the authentic character of Praga create a unique tension between history and modernity. This very tension forms the foundation of the Port Praski concept – not as an attempt to recreate the past, but as its conscious continuation.
Port Praski is a location that combines the tranquility of riverside space with full access to urban infrastructure. In its immediate surroundings, there are both recreational areas and everything needed for everyday life.
- Transport: The Stadion Narodowy metro station is just a few minutes’ walk away. A new pedestrian and cycling bridge connects the area directly with the Vistula Boulevards and the left-bank city center. Numerous buses and trams provide easy access to Praga.
- Recreation: Immediate proximity to the Vistula River, as well as close access to Skaryszewski Park and the Warsaw Zoological Garden, offers exceptional leisure conditions.
- Infrastructure: Restaurants, cafés, and boutiques located on the ground floors of buildings provide residents with full access to urban amenities without the need to leave the district.
History of Port Praski
The area of today’s Port Praski served for many years as a river port. In the 19th and early 20th centuries, it was an important transshipment point on the map of Warsaw, directly linked to the transport of goods along the Vistula River. With the development of railways and road transport, the importance of the port gradually declined, and the area remained unused and degraded for decades. Only in recent years has a decision been made to fully transform it – from an industrial zone into a modern, multifunctional part of the city. Today’s Port Praski is therefore a natural continuation of the site’s history – changing its function while preserving its key identity element: direct proximity to the river.
Urban Masterplan, Not a Single Development
Port Praski should be viewed as a masterplan – a project covering dozens of hectares and assuming phased implementation of a cohesive urban vision. In practice, this means that individual buildings are constructed at different times, often differing in architecture and function, yet remaining part of one overarching concept.
Currently, the offer includes, among others, buildings located at:
Sierakowskiego 1 and 3

Sierakowskiego 2

Sierakowskiego 4

Okrzei 2

Okrzei 6 and 8

Each of these addresses represents a distinct product – with its own character, standard, and apartment layouts – yet all are part of the same urban structure. From a buyer’s perspective, this means access to a diverse offering within one consistently developed location.
Development Phases – What Has Been Completed, What Is Underway, What Lies Ahead
The first phases of Port Praski have already been completed and function as a fully integrated part of the city. The developments along Sierakowskiego and Okrzei streets now form a clear, structured urban fabric, where ground floors are dedicated to services, and upper levels serve residential purposes.
Importantly, the project does not end with these stages. Further phases include additional development of city blocks, expansion of public spaces, and gradual introduction of functions that complete the urban character of this part of Warsaw.
Long-term plans include:
- development of the Vistula boulevards and their integration with urban pedestrian infrastructure
- construction of a marina, which is set to become one of the defining features of this location
- expansion of retail and dining areas
- introduction of office functions and cultural spaces
The entire project is being developed with a balance between built environment and shared space – which directly translates into quality of life for residents.
Why Invest Here?
From a real estate market perspective, Port Praski holds significance beyond individual transactions. The scale of the project, its location, and its long-term nature mean that it influences the value of the entire area. The revitalization of this part of Praga, infrastructure development, and the gradual completion of subsequent phases contribute to increasing property values driven not only by building standards, but by the context of the entire district.
Port Praski is one of the most secure capital investments in Warsaw. Property value here is built through:
- Scale and consistency: Designing entire quarters eliminates the risk of random, incoherent neighboring developments.
- Uniqueness: Direct access to a port marina (planned) is exceptional on a national scale.
- Growth potential: Infrastructure development and the ongoing revitalization of Praga Północ continuously elevate the prestige of this location.
