Let’s start with the facts. Cyprus is a state located on the island of the same name lying in the Mediterranean basin in Western Asia. Through territorial waters, it borders Turkey, 70 km to the north. Its capital city is Nicosia. According to official statistics, the country has a population of 896,007 (Eurostat ’21), of which 22.42% are foreigners. The local population is Orthodox Christians. The island itself has a complicated political situation. The northern part is the so-called Turkish Republic of Northern Cyprus, which is not internationally recognised. It is inhabited mainly by the Muslim Turkish population. Although they are separate political entities, the influence of both cultures can be seen at every turn, making Cyprus a unique place. You can get to Paphos with Ryanair airlines from Krakow, Warsaw Modlin, Katowice and Poznan. On the other hand, with Wizzair you will get to Larnaca from Krakow, Katowice and Warsaw. The flight time is about three hours, which is relatively short. The island itself is also easy to navigate, thanks to the short distances between the most popular destinations. The car route from Larnaca, located in the east, to Paphos, located in the west, is only 1.5 hours.

Optimal climate

Located in a subtropical climate zone, Cyprus is a guarantee of good weather. Apart from the north-eastern part of the island, which offers a semi-arid climate, most of Cyprus will welcome you with a Mediterranean climate. In practice, this means a minimum of 300 days of sunshine a year, dry, warm summers, mild winters and rare rainfall. The warmest months are July and August with an average temperature of 32 degrees. In the winter season from December to March, on the other hand, 16-18 degrees await you. The tourist season here is long and lasts from April to November, but there is also no shortage of winter hikers. Cyprus economy and local real estate market

Cyprus is one of the developing countries. In the creation of gross domestic product, which currently stands at US$27.72 billion (World Bank ’21), services, especially the real estate-driven tourism, contribute predominantly. The Cyprus government has set itself the goal of making the country a year-round destination. In January 2020, the implementation of the ‘National Tourism Strategy 2030’ began, which aims to respond to the changes and behaviour of post-pandemic tourists, no longer looking for just the beach and the sea, but places to relax in the spirit of slow and more personalised experiences. The growth of tourism and making the Island of Aphrodite a year-round destination presents a number of opportunities for property owners in Cyprus.

As for the property market itself, it is an important part of the Cypriot economy.

According to Deloitte’s 2021 Cyprus Real Estate Market Report, it accounts for 16.5% of GDP. Not counting the decline caused by the COVID-19 pandemic, interest in Cyprus real estate among foreign investors has been recording consistent growth for several years. According to the aforementioned report, 40.4% of sales in this sector in 2020 were specifically to foreigners, with 42% of Paphos, 23% of Limassol, 18% of Larnaca, 11% of Nicosia and 7% of Famagusta.

Cyprus is characterised by its rich offerings, and you will also find many so-called luxury properties, which are less prone to fluctuations during crises. How much does property cost in Cyprus and what return can you expect?

As the Central Bank of Cyprus’ quarterly report shows, property prices in Cyprus are currently on an upward trend. In the first quarter of 2022, an increase of 6.8% was recorded for flats and 1.5% for detached houses compared to the previous year. How much does a m2 currently cost? This, of course, depends on the location, metre, origin, standard and additional qualities of the place. You will find the highest prices in Limassol with an average of €2,546 /m2 (numbeo IX ’22), while slightly lower prices in Larnaca €1,549 /m2 (numbeo IX ’22), Paphos €1,422 /m2 (numbeo IX ’22), Nicosia €1,805 /m2 (numbeo IX ’22).

In terms of return on investment, according to Deloitte you can expect at least 5% (RICS, Deloitte analysis ’21), the numbeo portal, on the other hand, estimates an average growth of 8% in 2022. It all depends on whether your property is located in an attractive tourist destination.

Taxes and other fees when buying property in Cyprus

When buying a house or flat in Cyprus, in addition to the cost of the property itself, you must add the funds needed to pay certain taxes and fees. Here you must first of all take into account the property transfer tax amounting, depending on the value of the property, to between 3% and 8%, as well as VAT. The standard rate of the latter is 19%, but when you buy your first property in Cyprus (and after fulfilling certain conditions) you can apply for a reduced rate of 5%. On top of this, there are other smaller charges such as stamp duty or lawyer’s fees (if you choose).

You can also apply for a mortgage from a Cyprus bank. Its amount depends on the policy of the institution concerned. Some of the larger developers also provide a kind of developer ‘loan’.
