Cyprus, European Middle East

Let’s start with the facts. Cyprus is a state located on the island of the same name lying in the Mediterranean basin in Western Asia. Through territorial waters, it borders Turkey, 70 km to the north. Its capital city is Nicosia. According to official statistics, the country has a population of 896,007 (Eurostat ’21), of which 22.42% are foreigners. The local population is Orthodox Christians. The island itself has a complicated political situation. The northern part is the so-called Turkish Republic of Northern Cyprus, which is not internationally recognised. It is inhabited mainly by the Muslim Turkish population. Although they are separate political entities, the influence of both cultures can be seen at every turn, making Cyprus a unique place. There is much more on the list of advantages of the Island of Aphrodite, as it is also called. What awaits tourists and property investors in Cyprus are truly cinematic landscapes, a friendly climate, the possibility to practice all kinds of sports, delicious Mediterranean cuisine, a rich, centuries-old culture and a unique local mentality. Let’s take a closer look at this place.

Strategic location

The magnificent landscape and weather attract not only tourists from Europe, but also from the Middle East and Africa to Cyprus. All thanks to its strategic location on the world map and proximity to three continents. Polish property investors in Cyprus will be pleased to know that cheap airlines such as Ryanair and Wizzair fly there from our country. You can get to Paphos with Ryanair airlines from Krakow, Warsaw Modlin, Katowice and Poznan. On the other hand, with Wizzair you will get to Larnaca from Krakow, Katowice and Warsaw. The flight time is about three hours, which is relatively short. The island itself is also easy to navigate, thanks to the short distances between the most popular destinations. The car route from Larnaca, located in the east, to Paphos, located in the west, is only 1.5 hours.

Optimal climate

Located in a subtropical climate zone, Cyprus is a guarantee of good weather. Apart from the north-eastern part of the island, which offers a semi-arid climate, most of Cyprus will welcome you with a Mediterranean climate. In practice, this means a minimum of 300 days of sunshine a year, dry, warm summers, mild winters and rare rainfall. The warmest months are July and August with an average temperature of 32 degrees. In the winter season from December to March, on the other hand, 16-18 degrees await you. The tourist season here is long and lasts from April to November, but there is also no shortage of winter hikers. So if you decide to buy a property in Cyprus in an attractive tourist location, you can bet on short-term rentals and thus make money on your investment.

Unique landscapes

Imagine yourself on a beautiful sandy beach surrounded by turquoise. That’s Cyprus. And then swimming in crystal clear water in a sea cave. That’s Cyprus too.  Or on a mountain walk among quaint little villages. Yes, it’s still Cyprus. When you decide to travel or invest in property in Cyprus, you will enter a land of landscapes straight out of romantic films. The island is famous for its beaches surrounded by turquoise water, 69 of which have been awarded the prestigious blue flag. Extensive infrastructure and a myriad of water sports await you there. You’ve probably also heard of Aphrodite’s Rock. This is not only the island’s landmark, but also an example of magnificent coastal rock formations with sea caves. These can be found at Cape Greco and around Aiya Napa, among others. Cyprus will also offer you mountains. In its southern part, you will find the Trodos Massif, covered with large forests, with the country’s highest peak: Olimpos (1952 metres above sea level). In summer, you can enjoy numerous hiking trails and in winter, the only ski resort in Cyprus.

Cyprus cuisine

Cyprus’ unique location at the crossroads of three continents means that the cuisine too is a mixture of influences – mainly Turkish and Greek. There is a unique Mediterranean cuisine full of olive oil, fresh fruit and vegetables such as oranges, mandarins, bananas, figs, grapes, pomegranates, pomelos, melons, lemons, olives, tomatoes, sweet potatoes, as well as cheeses (e.g. feta or halloumi), fish and seafood (e.g. codfish, squid, octopus or mussels), meats, local sauces (e.g. tzatziki) and fresh bread. For those who like to try everything, the mezze culture, a selection of starters, awaits. And let’s not forget the local wines. Cypriot cuisine is not just about flavours and aromas. If you decide to invest in property in Cyprus or move to the Island of Aphrodite, a culture of long feasts and table conversations, where time passes differently, also awaits you. Together, all this makes for a culinary and cultural explosive mix.

Cultural richness

Its strategic location on the world map has meant that Cyprus has always been a glutton for the region’s major powers. The island was claimed by Assyrians, Egyptians, Greeks, Persians, Arabs, Lusignans, Venetians, Crusaders, Turks and English. It is therefore no wonder that the wealth of culture and the remains of various civilisations, visible at every turn, attract crowds of tourists. You will see here the ruins of houses from the Bronze Age, buildings from the time of the Greek and Roman empires, picturesque medieval castles or fortifications created by the Venetians. Cyprus is home to one of Europe’s most beautiful cities, Paphos, a UNESCO World Heritage Site in its entirety. Hiking through the mountains full of stone-carved traditional houses and cobbled streets, churches and monasteries, where you can admire frescoes and wall paintings dating back to the Middle Ages, is popular. One thing is for sure, lovers of exploring history will certainly not be bored here, and the constant influx of tourists is a treat for those who decide to buy property in Cyprus.

When planning to buy property in Cyprus, look for the perfect place

It is a cosmopolitan seaside resort famous for its nightlife, where you will find numerous hotels, restaurants or clubs. Cyprus economy and local real estate market

Cyprus is one of the developing countries. In the creation of gross domestic product, which currently stands at US$27.72 billion (World Bank ’21), services, especially the real estate-driven tourism, contribute predominantly. The Cyprus government has set itself the goal of making the country a year-round destination. In January 2020, the implementation of the ‘National Tourism Strategy 2030’ began, which aims to respond to the changes and behaviour of post-pandemic tourists, no longer looking for just the beach and the sea, but places to relax in the spirit of slow and more personalised experiences. The growth of tourism and making the Island of Aphrodite a year-round destination presents a number of opportunities for property owners in Cyprus.

As for the property market itself, it is an important part of the Cypriot economy.

According to Deloitte’s 2021 Cyprus Real Estate Market Report, it accounts for 16.5% of GDP. Not counting the decline caused by the COVID-19 pandemic, interest in Cyprus real estate among foreign investors has been recording consistent growth for several years. According to the aforementioned report, 40.4% of sales in this sector in 2020 were specifically to foreigners, with 42% of Paphos, 23% of Limassol, 18% of Larnaca, 11% of Nicosia and 7% of Famagusta.

Cyprus is characterised by its rich offerings, and you will also find many so-called luxury properties, which are less prone to fluctuations during crises. Properties located on the coast are the most popular among foreigners. There is also more demand for flats in Cyprus than houses. It is estimated that interest in this sector (both in terms of sales and rentals) will increase due to the increasing number of international workers. One visible trend is Ukrainian and Russian companies moving here. So if you are considering buying a property in Cyprus, now might be the right time.

How much does property cost in Cyprus and what return can you expect?

As the Central Bank of Cyprus’ quarterly report shows, property prices in Cyprus are currently on an upward trend. In the first quarter of 2022, an increase of 6.8% was recorded for flats and 1.5% for detached houses compared to the previous year. How much does a m2 currently cost? This, of course, depends on the location, metre, origin, standard and additional qualities of the place. You will find the highest prices in Limassol with an average of €2,546 /m2 (numbeo IX ’22), while slightly lower prices in Larnaca €1,549 /m2 (numbeo IX ’22), Paphos €1,422 /m2 (numbeo IX ’22), Nicosia €1,805 /m2 (numbeo IX ’22).

In terms of return on investment, according to Deloitte you can expect at least 5% (RICS, Deloitte analysis ’21), the numbeo portal, on the other hand, estimates an average growth of 8% in 2022. It all depends on whether your property is located in an attractive tourist destination.

Taxes and other fees when buying property in Cyprus

When buying a house or flat in Cyprus, in addition to the cost of the property itself, you must add the funds needed to pay certain taxes and fees. Here you must first of all take into account the property transfer tax amounting, depending on the value of the property, to between 3% and 8%, as well as VAT. The standard rate of the latter is 19%, but when you buy your first property in Cyprus (and after fulfilling certain conditions) you can apply for a reduced rate of 5%. On top of this, there are other smaller charges such as stamp duty or lawyer’s fees (if you choose).

You can also apply for a mortgage from a Cyprus bank. Its amount depends on the policy of the institution concerned. Some of the larger developers also provide a kind of developer ‘loan’.

Why buy property in Cyprus?

The experience of the pandemic and recent events across our eastern border has made us change the way we invest and place our savings. When deciding to buy property abroad, we are no longer looking solely for profit, but for a place that can be our springboard or even a second home. On Aphrodite’s Island you will find both. Let’s summarise the benefits of investing in property in Cyprus.

1. Cyprus is a developing country and the rate of development is believed to be the fastest in the Middle East. The economy relies heavily on tourism and the government pledges further investment in this sector to attract new visitors. This creates interesting prospects for property owners who wish to make money from tourist rentals.
2. the property market in Cyprus is diversified, with a rich offer and a high proportion of luxury properties, which are more resilient to any crisis.
3. Attractive property prices in Cyprus compared to Poland, 5-8% return on investment and attractive regulations favour the profitability of the investment. What’s more, house and flat prices are on an upward trend, so your property will increase in value over time.

4 Cyprus has a high percentage of foreigners living here, over 22%. With the apparent trend of companies relocating to Cyprus, this number continues to grow. English is very common here and the atmosphere is cosmopolitan.
5. If you decide to buy a property in Cyprus in a location popular with tourists and then on a (most profitable) holiday rental, you can earn additional income.
6. a number of factors such as its convenient location, international connections, including low-cost airlines flying from Poland, moderate year-round climate and high sunlight conducive to a good mood, picturesque terrain or varied Mediterranean cuisine, as well as a high level of security make Cyprus an ideal place for your second home.
7. By investing in property in Cyprus you are also protecting your capital against galloping inflation.
