The talks about weekend or holiday homes are accompanied by the conviction that owning such a property is an attribute of a small group of the most affluent, that it requires a lot of money, and finding the right place costs weeks of searching and having a perfect knowledge of the local market – says Anna Słodowska, Sales Manager at Partners International in the Tri-City, a native of Warsaw and a recent resident of Gdynia. Working as a real estate agent in Warsaw I had an average understanding of real estate in the Tri-City. Before I moved to Gdynia, I was convinced that buying a comfortable beachfront apartment requires a budget of over 1 million PLN. Meanwhile, on the spot, every day I browse through offers of charming apartments starting from a few hundred thousand zlotys, ready to move in. Since Gdynia became my second home I have been coming here from Warsaw with great joy. The air is different here, the pace of life is different, the climate is different. I knew about it theoretically but I felt it on my own skin only when I found my own 4 corners, few hundred meters from the beach.

WHY TRI-CITY IS A GREAT PLACE TO INVEST?

THERE IS NO SEASONALITY IN TRI-CITY, THAT IS WHY IT IS SO EAGERLY CHOSEN BY INVESTORS.

This is the unique character of the agglomeration, a kind of 3 in 1: Gdynia – a place to live and rest, Sopot – a place of entertainment, Gdańsk – a place to visit. This combination makes everyone here find an ideal space to live, work and relax. The beach itself, in season is definitely the best place to be, but also in the off-season activity lovers have a place to run or walrus – says Paweł Łączyński, Senior Real Estate Advisor.

In Tri-City there is no seasonality, which is why it is so popular among investors. Buying in Gdynia, Sopot or Gdansk we invest money in agglomeration, which is inhabited by over 750.000 people (as much as the second in Poland, Cracow), which is 1/3 of all inhabitants of the whole Pomerania. This also ensures the liquidity of the investment, because it’s a pool of potential customers to buy the property should we decide to sell it. A second home apartment can smoothly become a flat for e. g. a couple of native Gdansk habitants. Investments in small resorts don’t give us that comfort. Moreover, the typical tourist location makes not only locals but also visitors interested in selling or renting. This gives more security to the transaction.

The Tri-City market is still developing. Despite high growth in the last few years, it is still far from being fully saturated. You can make money on a purchased property in two ways: as a regular rental income and by counting on the increase in value of the property over time. I have two transactions fresh in my memory, one in Piecki Migowo district of Gdańsk and the other on Jaglana Street in Gdańsk, where the value of the property increased by 100%-150% respectively within one to three years.

I recently worked with a client who lives in central Poland. Due to the pandemic situation, he had a limited opportunity to come to the Tri-City. Since the client was unfamiliar with the Tri-City, I began by detailing the pros and cons of each location with photos and videos. After verification, there were two development projects left on the short-list that met expectations. Then, through video presentations, we were able to select four apartments to view live. Even in the first few minutes the customer felt at home in them. As a result of such planned cooperation – from phone calls, through online verifications to live meetings – the customer was able to make a quick and very satisfying purchase decision. Moreover, this form of presentation saved time and stress.

Of course cooperation with a broker is also a comfort that we do not have to worry personally about a number of formal and legal aspects. Not knowing the local prices and conditions, it is more difficult to take care not to overpay, to verify the nearest neighbourhood, possible future investments in the area, to choose a notary or an expert – a realtor can help us in all this and other activities.

SEASON OPENING

The most beautiful time by the sea is just beginning – the days are getting warmer, gardens and restaurants are opening, and the peak season is still two months away. It’s also the beginning of the shopping season. It is hard to imagine a better time to choose a new house or apartment than now – says Anna Słodowska. The offer is rich, because the properties are just coming on the market, so there is a lot to choose from. At the moment we can offer second home properties in a very wide price range, from a little over 800,000 zlotys up to proposals exceeding 3 million zlotys.
